How Long Will Your Commercial Roof Last?

There are many factors that can contribute to commercial roof failure, most of which will get worse as time progresses. Commercial roof repair can easily solve most of these problems, but many of them can also be mitigated by knowing how long your roof is likely to last under natural conditions. The average commercial roof will last about 10 to 40 years. However, there are many alternative factors that can affect its lifespan.

1. Roof materials

The materials used in your commercial roof are very important in determining how long it will likely last. Polyvinyl chloride (PVC) is the most commonly used roofing material. It has an average lifespan of about 15 to 30 years. What makes it so popular is its strength, durability, and PVC membranes which are sturdy and have a very high breaking point (leading to fewer repairs over time).

Other commonly used roofing materials include Thermoplastic polyolefin (TPO) and Ethylene Propylene Diene Monomer (EPDM). Ethylene Propylene Diene Monomer roofs feature a very durable industry-grade rubber membrane that can easily last 20 to 30 years and withstand most harsh weather conditions. Thermoplastic polyolefin roofs usually don’t last as long as roofs made with PVC or TPO materials, but they are more cost-effective and can still last for at least 10 years or more.

2. Weather

Environment conditions such as rain, snow, hail, wind, or heat can also affect the lifespan of your roof. These harsh weather conditions can cause stress to your roof and wear it down to the point it will require commercial roof repair. When rainfall or thawing ice makes its way into your roof, it can create cracks in your roof or cause water to leak into your property.

3. Maintenance

Preventative maintenance is required if you want your commercial roof to go the extra mile and remain functional for as long as possible. Proper roof maintenance involves keeping the structure, shingles, and metal in proper working condition and checking for water or visible cracks that may be forming on your roof. It’s best to leave this job for a professional commercial roof technician to handle.
